Notwithstanding the number of bedrooms indicated and

current use of rooms, the SELLER cannot guarantee the

conformity of the septic system to current laws and

regulations, as these could have changed since its'

installation.

When the lot was purchased in 1981 the original lot area

was 70 044.87sq ft. Over the years a strip representing

approximately 40'x 300' was removed and allocated for the

road, however there was no record of this signed by the

current owners. The 1981 deed of sale and the 1981

certificate of location will be supplied to the Buyers'

notary. A new 2022 Certificate of Location indicating the

new area of 58 529.84 sq ft (5437.6sq meters) will be

supplied in June 2022 .
