1) The Lessee will pay the equivalent to One (1) month rent

2) Smoking of any sort is not permitted in the property.

4) The Lessee will provide the Lessor with an Equifax
report or similar item regarding their credit worthiness.
5) The Lessee cannot sublet the property.
6) During the term of the Lease, the Lessee shall be
responsible for any minor repairs up to Four Hundred
dollars ($400.00). Anything above Four Hundred and One
dollars ($401.00) shall be the responsibility of the Lessor
if and only if the repairs are in no way a result of
negligent behaviour of the Lessee.
7) The Lessee shall obtain tenant liability insurance for
the duration of the Lease for an amount covering
$2,000,000. Confirmation of this shall be given to the
Lessor prior to the signing of the Lease.
8) The Lessee shall provide the Lessor with 2 References
and proof of employment within three (3) days following the
acceptance of the Promise to Lease, to the complete to the
entire satisfaction of the Lessor.
9) Three (3) days prior to the commencement to the Lease,
there should be a walk-through of the property. One week
prior to the expiration of the Lease, there shall be a
walk-through of the property. The property shall be left in
the same condition it was at the commencement of the lease,
minus regular wear and tear.
10) There shall be no painting without the consent of the
landlord.
11) Lessee must sign the rules and regulations of the
building prior to signing the Regie du Logement lease.
12) Any moving fees associated or levied by the condo
building are the responsibility of the Lessee.
13) Lessee will be responsible for paying any fees due to
the loss of any keys.
14) The Lessee is aware that the Lessor is required to
sbumit the Lessee's request and personal information to the
buiding's owners Association for its approval prior to
accepting the Promise to Lease.
